on your choice to have an EIFS home. The following information refers
to Stucco Masters systems. If you have further questions specific
to your home, we recommend you contact directly.
On your home's exterior there is a material
entirely different than a conventional siding. What you have is
a product called EIFS, which is pronounced "EEFS". EIFS is an
acronym for Exterior Insulation and Finish System. The products
that make up the EIFS for your home were manufactured specifically
for Stucco Masters.
Besides being beautiful, your new home offers
optimum energy efficiency by placing the insulation on the outside
of the wall. An additional "R" value of 4 per inch insulation
on the outside provides a continuous thermal blanket, uninterrupted
by the building's stud framework. Also, this Exterior Insulation
Finish System blocks energy wasting air leaks. Air leaks are a
major source of energy loss in conventionally clad homes.
The Special Coatings on the outside of your
home are formulated using state of the art acrylic polymer technology.
They offer exceptional durability with minimal maintenance. The
color is made into the finish coat, therefore, does not require
painting. The following information is to help you keep your Stucco
Masters clad house in good condition for many years of beautiful
and energy efficient service.
General Maintenance
- Except for occasional
cleaning to remove general soiling, your stucco finish should
need little attention. It does not require repainting such as
siding material and wood products. Pressure washing is an ideal
way to quickly clean your exterior wall to regain its original
look. Pressure should not exceed 1,000 psi and the washer should
be held no closer than 1 foot from the wall surface to avoid
possible damage to it.
- Remove ground
soils from mud splashes as soon as possible from your finish.
Freshly applied finish can become stained by repeated exposure
to mud splash-ups. This is especially prevalent with clay type
soils. Stucco Masters recommends that a ground covering such
as bark, gravel, volcanic rock or pine straw be used around
the foundation.
- Use CAUTION when
leaning ladders against an EIFS wall. Ladders leaned against
your EIFS siding need to have commercially available soft foam
guard pads placed over their ends. Unprotected ladders will
possibly dent, puncture, scar and damage stucco.
- Check for damaged
or deteriorated caulked seals between the EIFS cladding and
windows, doors, and other locations. You can make this a regular
maintenance item that can be included with washing your windows.
Stucco masters recommends checking at least every three (3)
years. Sealants around windows, doors, and expansion joints
should be checked to ensure that they are well adhered. Cracked
or split sealant should be replaced immediately, because this
can be potential source of water entry. Call and ask about our
insexpensive maintenance programs.
- Check flashings,
gutters, and downspouts. This can be sources of water entry
into the structure. Defects in these items should be repaired
promptly.
- Check to see that
all light fixtures, outlets, hose bibs, shutters, downspouts,
and other attachments to the outside of your home are properly
sealed.
Cleaning Soils and Stains
Simple soiling can
be cleaned from Parex Finishes with a solution of mild detergent
and warm water. A soft bristle brush can also be used to free soiling
from finishes.
Heavier soiling, including mildew and algae
can be cleaned with a solution of TSP - trisodium phosphate (available
at hardware and home centers), bleach and water. Mix one (1) cup
of TSP and one (1) quart of household liquid chlorine bleach into
one (1) gallon of warm water. Wet the affected area with water
prior to applying the solution with a soft bristle brush. Avoid
heavy scrubbing of the surface. Be sure to rinse thoroughly with
clean water. Multiple applications can be tried if necessary.
There also are a number of commercial cleaning
products available, specifically formulated for EIFS finishes.

If the soiling appears to be ingrained in the
finish and cannot be removed by one of the methods described above,
your walls may need to be recolored or refinished. NEVER use acid
based cleaners or solvents (mineral spirits, paint thinner etc.).
These materials are not compatible with the stuccos Acrylic Polymer
Based Coatings and the insulation board supporting them. Severe
damage could be the result.
Repairing Damages and Refinishing
If your EIFS is damaged
by dents, punctures, holes etc., the repairs should be made with
equal Materials. It is helpful if some of the original finish
has been retained. If not, We can match the color on your finish
if provided with a small sample of the finish from your wall.
Recoloring
Our Finishes generally
remain attractive for many years of service. However, if desired,
Standard Finishes are compatible with most high quality exterior
grade all acrylic latex paints. Stucco Masters can also supply
non-textured coatings similarly formulated to the finish used
on your home.
Regular paints will alter the texture and original
sheen of the existing finish. This is especially important to
consider if the existing finish has a fine sand texture. We offer
a new paint, Recoat Gel 314, which does not alter the original
texture.
The existing finish should be clean and dry
prior to painting. Paint applied in small areas can be applied
with a brush. Avoid heavy brush applications around trim, windows,
etc., as unsightly texture differences can result on the wall.
Larger areas can be applied using a roller, applying vertical
strokes that overlap by half a roller width. Depending on the
texture and color of the existing finish, it may be necessary
to apply two coats. The second coat should be applied at right
angles to the first coat using a similar application technique. |
